My mom and dad purchased a fairly costly home last year. It was assessed at 1/2 a million dollars but they only paid 300 something for it. They put 174,000 down on it. They were aware that their property taxes were about 5,000 a year before settling. They were ok with the budget and monthly payment but it was a squeeze.
Yesterday, they got a letter from their mortgage company stating that their payment would go up about 300 a month and they owed 3,600 from the last year as no one had ever assessed the Dwelling taxes. Then, they find out that the garage of their house is sitting on 2 city lots.

My mom and dad have struggled since buying this house. They have perfect credit and can NOT afford this kind of hit! My mom was firm at the table that she couldn't afford more than what the payments would be at that time (of course, they were aware that property taxes rise by a small precentage every year and were ok with that too).

My question is what in the world can they do? Can they hold the title company responsible for this mistake? They live in Maryland, if that makes a difference ( I know laws vary state to state). This is a shame because something they have worked so hard and saved for, for 20 years could be a distant memory because of someone's mistake. Since buying the house, they have been paying for my younger sister to attend college and all extra funds are tied up. Any advice?
