Encroachment

Hello,

I live in ontario canada and own a business that I am currently trying to sell. Unfortunatly the top of my building encroaches onto the neighbours land about 2". The neighbour wants $35,000 dollars for this 2" encroachment when the building itself is only valued at approximatly $50,000. Is there anything I can do to, any law that would either grandfather the building or make the neighbour provide a reasonable price. Thanks
