    Title Question

    I purchased a house about 8 years ago. It is a rental house and I bought it from 2 older ladies that were sisters. I paid cah for it, so there was no mortgage.
    I got a Title Opinion done.
    About 2 months ago I was going to borrow some money and get a mortgage on the property to get a better rate. Come to find out, the lawyer did the wrong kind of title. I am not sure on the term, but she did it where once the ladies died there would be no claims on the property. But come to find out there are about 14 grandchildren that can claim interest in the property.
    The lawyer is saying she is trying to get all the heirs to sign an afadavid saying they have no claim on the property.
    And of course there are a few not wanting to sign.
    She says that after 5 years the statue of limitations run out so she is not responsible for the title opinion. Is this correct?
    What should I do? She is just trying to put me off and I have to call her about once a week and she just makes excuses why she has not called me.

    You should find an attorney that handles legal malpractices and sue her, regardless of the statue of limitations it's "her" that provided the wrong title and caused your hardship regarding this. Also, consider speaking with an attorney that handles real estate issues in terms of heirs and go after the grandchildren.
