Trying to out-do each other
Real estate investing is a tough call even in the best of times. Is it possible to invest profitably in real estate when the market is fluctuating or uncertain? But the ball is in the court of the buyer. Real estate investing success in terms of returns depends on a few simple parameters. Two ways in which you can benefit is rising house prices and good rental returns. As an investor, if you secure a house that will rise in value over a period of time and draws enough rental returns to come close to covering the expenses of the installments on loans etc, then you have a success story to speak of. Ideally the rental returns from the tenants should exceed the costs incurred on acquiring the property. It is only then that an investor makes a return on investments, both from the income gained from the property as well as the capital gain.
If you buy a home for an investment from Builders for sale, and the value of that home goes down over time, you'll lose money. If you're making a loss on the rental return over time, you'll also lose money unless you can sell that home in the future at a substantially profitable price. When the property market is swinging, as in recent past, there were ample opportunities for a good real estate investor to gain handsome profits.
